I ended up extending my San Francisco trip by a night to stick around for the Bay Area tech events, with AI being the obvious draw at the moment, and that meant moving hotels for the last night. I booked FOUND Hotel San Francisco for that final night, and I’ll just say it upfront: I wish I’d found this place earlier. Had I known about it before the trip, I’d have based myself here from the start. Different vibe to where I’d been staying, and for me a much better one.
FOUND Hotel San Francisco is not currently part of Marriott Bonvoy, which is worth noting because some related FOUND Hotel properties have started appearing under the Series by Marriott banner. I asked at reception whether this property would eventually join, but they did not have a timeline. For now, treat this as an independent boutique stay with no points to earn or burn.
Location-wise it’s the same story as my previous few hotels. This is firmly on the edge of the Tenderloin, so the caveats are similar.
Location
FOUND sits at 140 Mason Street, about a five-minute walk from Union Square. Powell Street BART is round the corner, the Market Street streetcars are a short stroll away, and Chinatown is within walking distance. As a central base for getting around the city, it’s hard to fault the position. I frankly think most hotels in the Union Square area are fine.
Like a lot of the Union Square hotels, it’s on the edge of the Tenderloin, and the same rule applies: the closer you get to the Tenderloin, the rougher the streets feel. I’d done my homework before the trip and never felt unsafe, but you should expect the usual sights of the area.
Check-in
The hotel was firm on the 3pm check-in time, so I was not able to check in early. That was fine for this stay since I only needed the room for one night and was out most of the day, but it is worth knowing if you are landing early and hoping to drop your bags before heading out.
One thing that caught me off guard was the gated entrance. Reception is staffed 24/7, so you are not locked out, but without key access you will need to knock and wait to be let in. I assume this is partly a function of the location, but it is worth knowing before you arrive.
The room
I booked the Superior Bunk Room for one night at around US$98 before taxes. That context matters, because FOUND is not trying to be a conventional full-service hotel. It is more of a boutique hostel-hotel hybrid, and judged on that basis, it worked better than I expected. I went in knowing the room would be tight. It’s small, around 10 sqm, and comes with two twin beds. With my luggage on the floor, I had to shuffle around it to get anywhere.
The setup is hostel-like, but a slightly more upmarket take on it. The two twin beds are stacked as bunks, which gives it that feel, except the finish and the linens are a step nicer than what you’d picture from a hostel.
There’s a small work desk here, fine for clearing email at the end of the day. If you really wanted to work, there are proper co-working desks on level 2.
I thought the bunk bed was pretty okay. The mattress was firm but comfortable, the bedding was clean and fresh, and there was a reading light and a power socket within reach of each bunk, very useful for charging your phone overnight.
Here’s what it looks like if you are sleeping on the top bunk bed. It’s pretty much similar to the bottom bunk bed, as it also has the same reading light and power socket.
The bunk setup is the thing to think about before you book. While in my experience, it was genuinely comfortable and the room is well put together, bunks aren’t for everyone. If you want a bigger space, or you’re travelling with someone and would rather not have one person climbing up top, or you’re simply not keen on hauling yourself into a bunk at the end of a long day, this isn’t the room for you.
For a solo traveller who just needs a clean, central, affordable place to crash for a night, it was fine for me. If you would prefer, there are other rooms available too, though at a higher price.
The room also has its own attached toilet and shower, which is the main thing separating it from a true hostel room where you would usually be sharing facilities down the hall.
Bathroom amenities are by C.O. Bigelow, the Lime + Coriander range, which is a nicer brand than you’d expect at this price.
Anything else you need can be requested from reception, and there’s a laminated paper inside the lift listing the extra amenities the hotel keeps on hand, things like toothbrushes and razors.
My room faced Mason Street, and the window let in a fair bit of street noise and light, so light sleepers should bring an eye mask and earplugs. The view also came with the usual Tenderloin realities, including people sleeping rough across the street.
Facilities
The communal facilities are on level 2, and they’re the best part of the place. There’s an area set up for lounging and co-working, which suited me given I was here for the tech events.
It’s all in better shape than I expected, and it’s the sort of shared space that makes a stay like this work. I went in thinking communal facilities wouldn’t be my thing, but I came away liking them, even for a business trip.
There’s somewhere to work, do your washing, and grab a hot drink without leaving the building. The communal lounge also has an airwell, so you can look up and see the sky, which is rare in a building this central.
There’s also a small communal kitchen with a microwave, sink, shared fridge, ice dispenser, Lipton tea, and a coffee machine. The microwave would have been genuinely useful earlier in the trip, since I had leftovers while staying at nearby hotels that did not have one.
Dining
There’s no breakfast offered through FOUND, so don’t book expecting one. What you do get is The Bodega SF right next door, which is part of the hotel. It’s a notable spot in its own right, listed among the Chase Sapphire Reserve Exclusive Tables in San Francisco, so it carries a bit of a reputation. Worth knowing that it runs independently and isn’t covered by your room rate, so anything you eat or drink there is paid separately.
Concluding thoughts
FOUND was the pleasant surprise of the trip, and my main regret is not booking it for the whole stay instead of just the final night. The room was small, but the vibe was more my speed, the level 2 communal space was genuinely useful for a work trip, and the central location put me within a short walk of Union Square, Powell Street BART, and Market Street.
This is not the hotel to book if you want space, full-service facilities, or hotel loyalty benefits. The bunk rooms are compact, and the location comes with the usual Tenderloin-adjacent caveats. But if you are a solo traveller or travelling with a friend, and you care more about price, location, and having a clean place to sleep than having a large room, FOUND Hotel San Francisco is worth a look.
